Michendorf lies south-west of Berlin and Potsdam in the Potsdam-Mittelmark district. The municipality consists of the districts of Michendorf, Wilhelmshorst, Langerwisch and Stücken. The A10/A9 motorway junction makes Michendorf a key transport node. Its location in Berlin's commuter belt has made it a classic commuter community: many residents work in Berlin or Potsdam and live on generous plots in green surroundings. To the south stretches the Nuthe-Nieplitz lowlands – a landscape with a shallow groundwater table that causes backflow problems in basement pipes during heavy rain.
The building stock in Michendorf is varied. In the village core, single-family homes from the 1930s to 1950s feature main lines made of clay pipe with socket joints – pipes that are at the technical limit after 70 to 90 years. Wilhelmshorst has a special character: the former artists' village is shaped by villa-style houses on large, densely planted plots. Old pines, oaks and birches push their roots into leaky pipe joints – root intrusion is the most common problem here. Langerwisch is more rural: individual farms and 1990s newbuild estates stand side by side. Water in Potsdam-Mittelmark is hard at 14 to 16 °dH – limescale deposits in the pipes are part of daily life.
